Building 1 | Showers Admin. Building
Investment opportunity
Built in 1916, the Administration Building served as the headquarters for Showers Brothers, and later as offices for Indiana University Press. B-Line Heights is a 34-unit, $10 million affordable apartment community developed by Pedcor Investments. The community has numerous cutting edge energy-efficiency features.
Infrastructure
The City of Bloomington has approved $11 million in funding for a 300-space parking garage in The Trades District. In addition, the City has installed Maker Way and extended Madison Street. These new streets have decorative streetscapes, public art, and pocket parks. And of course, the B-Line Trail abuts the southwestern edge of the district.

Development Opportunity
The Trades District has sufficient land for hundreds of thousands of square feet of new office space on as many as ten land sites. The Trades District offers a once-in-a-lifetime opportunity for user-owners and developers to build work space in the heart of downtown Bloomington, and within walking distance to Indiana University. One land site is already spoken for: auto parts manufacturer Tsuchiya Group North America has committed to investing approximately $9.2 million to build a new headquarters including a research and development center.
